ARCHIVED - Murcia property prices on the rise after Covid pandemic
Cartagena neighbourhood records third highest rise in Spain
As electricity, petrol and gas prices rise across Spain following the pandemic, it comes as no surprise that property prices have increased as well, and recent data released by Idealista reveals that a neighbourhood in Cartagena has registered the third highest price increase in the country during the pandemic.
Property in the barrio de La Concepción in Cartagena increased by 41.3% since 2019, reaching 1,317 euros per square metre and only two neighbourhoods in Spain beat this incredible price rise: Las Salinas in Roquetas de Mar, Almería, with a 46.3% rise, and Golf Guadiana in Badajoz (41.4%).
On a regional level, Andalucía was the autonomous community with the highest price rise and properties in this region now sit at 1,766 euros per square metre on average, compared to 1,599 euros in June 2019.
Meanwhile, in the Region of Murcia as a whole, property prices have risen only slightly in the past two years: from 1,026 euros per sqr/m in June 2019 to 1,065 euros in September 2021. And, while the San Miguel neighbourhood in Murcia city is the most expensive place to buy in the Region, at 2,484 euros per sqr/m, this area has actually registered a 5.9% decrease in the past two years.
However, the prices in Murcia pale in comparison to the most expensive neighbourhood in Spain, the barrio de Recoletos in Madrid, where buying a property costs roughly 8,450 euros per sqr/m. The Miraconcha neighbourhood in San Sebastian is not far behind at 7,251 euros per sqr/m.
