Buying a house in Murcia just got cheaper: Lower taxes on property transfers and wealth tax from 2025
Regional government reductions in the property transfer tax and wealth tax aim to attract investment in real estate
As of July 25, 2025, the
Region of Murcia government has implemented significant tax reductions affecting real estate transactions and wealth tax obligations. These changes were introduced through Law 3/2025 of 23 July and published in the region’s Official Gazette the following day.
The updates affect two key areas: Property Transfer Tax (Impuesto sobre Transmisiones Patrimoniales or ITP) and Stamp Duty (Impuesto sobre Actos Jurídicos Documentados or AJD) on the one hand, and Wealth Tax (Impuesto sobre el Patrimonio or IP) on the other.
These adjustments are designed to boost investment, especially in the housing market, and to reduce the financial pressure on individuals with higher net worth who are also subject to the state’s Solidarity Tax on Major Fortunes.
Lower ITP and Stamp Duty rates
The general tax rate for Property Transfer Tax on real estate purchases has been reduced from 8% to 7.75%. This applies to property acquisitions in the Region of Murcia and could translate into meaningful savings for buyers, particularly in the resale property market.
Additionally, the tax rate on the first copies of public deeds that formalise real estate transactions subject to VAT (but not exempt) has been reduced from 2% to 1.5% under the Stamp Duty (AJD).
These changes are expected to stimulate property sales by making transactions slightly more affordable and are particularly relevant to foreign residents purchasing second-hand properties.
Support for young buyers and entrepreneurs
There is also a change to the definition of a “young person” for the purposes of a reduced ITP rate of 5%. This rate applies to property acquisitions by young entrepreneurs and professionals, or companies entirely owned by young individuals, where the property is intended to be their fiscal residence or workplace.
The age limit has now been raised from “under 40” to “40 or under,” slightly widening the pool of eligible buyers.
Wealth Tax rebate
Due to the extension of the Temporary Solidarity Tax on Major Fortunes by the central Spanish government, Murcia has responded by introducing a rebate within its own regional Wealth Tax legislation. The aim is to ensure that taxpayers who are liable for both taxes do not face double taxation.
From July 2025, those affected by the national Solidarity Tax in Murcia will be able to offset their obligations through a rebate in the regional Wealth Tax. This move is intended to reduce the financial impact on high-net-worth individuals who might otherwise consider relocating to regions with more favourable tax regimes.
These tax measures form part of Murcia’s wider fiscal strategy to remain competitive, attract residents and investors, and support home ownership among younger people.
