Housing prices in Murcia see one of the sharpest increases in Spain in 2024
The Region of Murcia records the second-highest price rise in the country, with Cieza leading local growth by nearly 35%
The Region of Murcia experienced a dramatic surge in second-hand housing prices in 2024, making it the Spanish community with the second-largest increase, according to a report by property portal Pisos.com.
By the end of the year, the average price in the region reached 1,506 euros per square metre, representing a sharp rise that highlights the growing housing crisis. While Murcia remains the fourth most affordable autonomous community, the steep rise reflects broader national trends.
Across Spain, the average price of second-hand housing climbed 14.78% in 2024, reaching 2,479 euros per square metre in December. Experts point to an imbalance between supply and demand, coupled with favourable financing conditions, as key drivers. Ferran Font, director of research at Pisos.com, explained that declining mortgage interest rates have intensified competition among buyers, pushing prices well above inflation levels.
Cieza recorded the most significant annual growth in Murcia, with prices soaring 33.89%, while San Javier remained the region’s most expensive municipality at 2,271 euros per square metre. In contrast, Mazarrón saw a slight decline, and Jumilla retained its position as the cheapest at 781 euros per square metre.
Looking ahead to 2025, experts predict that further price pressures may arise unless substantial measures are taken to increase housing availability and stabilise the market.
