Twice as many foreigners choose to buy in Alicante as in Malaga
The British still buy the lion’s share of property in Spain, followed closely by the Germans

Alicante is enjoying a remarkable surge in interest from foreign home buyers and the trend has become one of the strongest in the whole of Spain. In fact, the latest figures from the second quarter of 2025 show that foreigners bought twice as many properties in Costa Blanca as in Málaga, its closest competitor.
In all, 174,384 home sales were registered in Spain during the third quarter of the year, representing a 4.7% year-on-year increase. Of that figure, foreign nationals accounted for almost 23,700 transactions, of which 9,100 were for second homes.
Incredibly, Alicante and Málaga together account for more than a third, or 35.9% to be exact, of all property sales by non-nationals.
Alicante has once again topped the ranking by a considerable distance from the second on the list, with a total of 5,741 international transactions, representing 43.29% of the provincial total, a figure that has grown slightly compared to the previous year (+0.21 pp).
This figure is more than double the number recorded on the Costa del Sol, where foreign buyers purchased 2,750 properties. Even so, the Andalucian province maintains a high level of interest, confirming its appeal as an investment and second home destination.
In southeastern Spain, Murcia is consolidating its position as an emerging market for second homes, with 6,588 total sales (+5.02% year-on-year) and a foreign market share of 21.89%. Its balance between quality of life and competitive prices appears to be strengthens¡ing its appeal compared to more established destinations.
At this stage it should come as no surprise that the British are holding their own at the top of the list of foreign buyers in Spain, snapping up 7.9% of all properties on sale. Germany is only a smidgen behind but the stand-out this year has to be the Netherlands, with a year-on-year increase of 13.79%.
British demand continues to be one of the strongest and most deeply rooted in the Spanish market, especially in the main coastal destinations, with almost 2,000 purchases this year.
Germans, with over 1,500 transactions, followed by French, Belgian and Polish buyers, all exceeding 1,000, and Swedes and Russians, account for nearly 9,200 second-home purchases in Spain during the third quarter of the year.
“The Spanish international market has become more diverse and sustainable. Today, foreign buyers are more varied and combine investment, lifestyle and remote work motivations, which brings greater stability to the sector,” explained Alfredo Millá, CEO of Sonneil Homes.
