Orihuela Costa transformation continues with more land rezoned for commercial use
A 2-storey commercial building is earmarked for the scrub land close to the Zenia Boulevard Shopping Centre
The Valencian regional government has given the go-ahead to reclassify 33,000 square metres of previously non-developable land for commercial use in Orihuela Costa, a highly desirable spot given its proximity to Zenia Boulevard Commercial Centre.
The land, officially called Sector E-3 ‘El Barranco’, is situated between Calle Pimienta and Calle Clavo, the Villamartín road and Los Dolses urbanisation. This undeveloped corner of the Orihuela Costa has been completely transformed in recent years, and the government has realised that more commercial services are needed to cater to the huge population.
For this reason, the proposed development consists of a two-story building intended for mixed commercial and special tertiary usage, allocating 49% for commercial purposes, 51% for tertiary activities (including 5% for public utilities and 10% for greenery). By doing so, developers aim to cater to “the need for commercial uses on the coast due to the high population density,” which would “make possible an area where the displacement of residents is not necessary to meet their demands.”
The decision follows requests made in June 2020 by Estación de Servicio Ciudad Quesada and Espiral de Inversiones. Environmental evaluations and studies addressing noise pollution, water resource availability and flooding risks have all been completed.
Despite initial opposition from environmental organisations concerned about disrupting wildlife corridors, the proposal passed in a plenary session held in March 2023, subject to specific requirements and conditions being met.
Anyone opposed to the development now has two months to lodge their concerns with the Superior Court of Justice of the Valencian Community.
However, the detailed proposal insists that tourism is “the fundamental activity, the main engine of development and source of wealth” of Orihuela Costa, so “it must opt for a residential, leisure and commercial tourism development model.”
A similar development in nearby Playa Flamenca, in front of the current Mercadona supermarket, is also in the planning stages.
