ARCHIVED - Benissa plans to complete seafront promenade in exchange for permitting nine villas and a hotel

Benissa Town Hall has put together a proposal which, if approved, will see the completion of the seafront promenade between the cove Els Pinets and Llobella in exchange for allowing the construction of nine luxury villas and a hotel.
The urban development agreement with local firm Benissa Natura SL has this week been put out for public consultation for 20 days.
The town council is proposing that the company make a specific modification to the General Urban Development Plan, which will allow it to own the two plots classified as 'green zones' in the so-called La Fustera partial plan, and use them to complete the ecological coastal promenade.
At present, the promenade goes as far as Cala Pinets, has an inland section, which connects again with the promenade at the beginning of Cala Llobella as far as Cala del Advocat.
Two urban plots are already consolidated on the strip of 45,000m2 strip of land, although only for one or two single-family homes.
The Town Hall is proposing that two plots classified as 'green areas', which total 16,000m2, become municipal property to allow for the completion of the ecological promenade; almost 25,000m2 would be set aside for homes and a hotel; and roads and car parks would have a surface area of 2,741m2.
If the modifications are approved at municipal level, the plans will again be submitted for public exhibition and will require relevant environmental and planning reports from the Valencia Government and the Ministry of Ecological Transition, due to the effect on the Coastal Law.
Sources from the government team admit the proposal may generate "uneasiness" in an area of high sensitivity such as Els Pinets and La Llobella, but assured that "this is a negotiated proposal with less impact".
"The Town Hall proposes to incorporate the seafront plots to complete the ecological promenade; if it was not done this way, there would not be sufficient resources to acquire this land."
